These terms apply to your use of www.sastci.com, run by Sun & Sand Property Management ("Sun & Sand", "we", "us"). By using the site you agree to them. If you don't agree, please don't use the site.
Travel guides are general information
Our beach, dining, activity and weather guides are written to help you plan, but conditions in Turks and Caicos change. Beach access, facilities, sea conditions, businesses, opening hours and prices can all change without notice, and weather forecasts can be wrong. Check with the business or local sources before you rely on something.
Swimming, snorkelling and other water activities are at your own risk. Don't assume lifeguards are on duty, and follow local safety advice and posted warnings.
Third-party businesses and bookings
Restaurants, tour operators and other businesses mentioned on our site are independent of us. If you book or buy from them, directly or through a site like Viator, that's an agreement between you and them, on their terms. We aren't responsible for their services, prices or conduct.

Property listings
Property descriptions, photos, amenities and rates are provided in good faith but can change, and availability isn't guaranteed until a booking is confirmed. Bookings made through Airbnb, Vrbo, Booking.com, Expedia or other platforms are governed by that platform's terms and the property's house rules.
Quotes and management services
Asking for a quote doesn't commit you or us to anything. A quote is an estimate based on what you tell us. If you decide to work with us, our property management services are governed by a separate written agreement, which takes priority over these terms.
Using the site
Please use the site lawfully. In particular, don't:
- Submit false information or spam through our forms.
- Try to get unauthorised access to the site, its admin area or its data.
- Interfere with how the site works, or overload it with automated requests.
Our content
The text, design and our own photos on this site belong to Sun & Sand or are used with permission. You're welcome to share links to our pages, but please don't copy substantial parts of the site without asking. Some photos are used under Creative Commons or similar licences, and their credits and licences are shown next to them. Restaurant and operator photos and logos belong to those businesses.
No warranties
We work to keep the site accurate and available, but it's provided "as is". We don't promise it will be error-free, complete, up to date or always online.
Limitation of liability
To the fullest extent the law allows, Sun & Sand isn't liable for any loss or damage arising from your use of the site, from relying on its content, or from dealings with third-party businesses we mention or link to. Nothing in these terms limits liability that can't be limited by law.
Governing law
These terms are governed by the laws of the Turks and Caicos Islands, and its courts have jurisdiction over any dispute about them.
Changes to these terms
We may update these terms from time to time. The date at the top shows when they last changed, and continuing to use the site means you accept the current version.
